MEMPHIS, Tenn. (WMC) – A Memphis woman has been sentenced to 57 months in prison in connection to a real estate fraud case.
According to the U.S. Attorney D. Michael Dunavant, Shaneika Seymore,41, will be serving time in federal prison for her part in a real estate fraud scheme.
Seymore pleaded guilty on April 16 of last year to mail fraud, bank fraud, and making a materially false statement.
Court records show that Seymore notarized multiple fraudulent quitclaim deeds which transferred ownership from the true homeowners to Seymore and her co-conspirators.
The deeds were filed with the Shelby County Register of Deeds using fraudulent documents with the homeowners’ signatures; one of the homeowners had passed away before the deed was signed.

These frauds exploit emotional vulnerability and trust rather than technical weaknesses.
- Romance Scams: Scammers build long-term online relationships with victims, eventually fabricating a “crisis” (medical emergency, legal trouble, or travel costs) that requires the victim to send money.
- Pig Butchering: A hybrid scam where the criminal builds a romantic or platonic relationship to eventually “tutor” the victim in a fraudulent cryptocurrency investment.
